This policy defines the brokerage and service charges applicable to transactions facilitated by Jai Sai Properties, Mysuru.

1. Applicability

Applicable to all clients engaging Jai Sai Properties for buying, selling, leasing, or consulting services.

2. Sale Transactions (Resale Properties)

• Commission: 2% of final sale value from buyer and/or seller
• Payable: On or before property registration
• Taxes: GST @ 18% applicable as per government norms

3. New / Builder Properties

• No commission charged from buyers in direct builder-authorized projects
• Service fees may apply for additional consultancy or documentation support

4. Rental / Lease Transactions

• Commission: One month’s rent (from tenant)
• Payable upon execution of the lease or rent agreement

5. Advisory / Consultation Services

• Site visits, valuation, and documentation coordination may attract fixed or hourly fees (communicated in advance)

6. Cancellation & Withdrawal

If a client withdraws after confirmation or agreement stage:

• Administrative charges up to ₹25,000 may apply
• Marketing or legal expenses already incurred are non-refundable

7. Mode of Payment

• Bank transfer/cheque only
• No cash payments accepted

8. Dispute Resolution

All disputes shall be resolved amicably first. Failing which, the courts of Mysuru shall have jurisdiction.

9. Amendments

Jai Sai Properties reserves the right to revise this policy without prior notice.
